Roof Painting

A roof repaint is a restoration, not a colour change. We pressure-clean, treat rust and re-bed where needed, then build up a membrane system that actually bonds — because a roof is the one surface you can’t inspect from the footpath.

Scope

What this job includes.

  • Colorbond and metal roof recoating
  • Concrete and terracotta tile restoration
  • High-pressure clean and surface decontamination
  • Rust treatment, etch priming and re-bedding/pointing
  • 3-coat membrane systems for colour and weatherproofing
Our system: Surface-specific: etch primer and membrane for metal, sealer and membrane for tile. Roof work is its own trade — we don’t treat it like a wall.
How we quote it

The same 7 lines, every time.

Whatever the surface, your quote splits the work the same honest way, so you can see exactly what you’re paying for.

The 7-line quote
  1. 1 Wash + clean. Sugar-soap removes oils and residue, without it, paint lifts.
  2. 2 Sanding + filling. Nail holes, cracks, surface roughness. Finish quality lives here.
  3. 3 Masking + drop sheets. Floors, fixtures, edges. Skip it and you pay in cleanup.
  4. 4 Primer (surface-specific). New plaster, old enamel and steel each need a different primer.
  5. 5 Number of coats. Two is standard. One means you’ll see the old colour through it.
  6. 6 Paint brand + product. Named on the quote, Dulux Wash & Wear, not “trade white”.
  7. 7 Cut-in + edges. Ceilings, skirting, architraves, visible for the next 10 years.
If a quote doesn’t show these lines, you can’t compare it, and you don’t know what’s been cut.

Questions, answered

Roof Painting, common questions.

Is roof painting just for looks?
No. On metal it’s rust protection; on tile it re-seals porous surfaces and bedding. The colour is the visible part — the membrane build-up underneath is what earns the warranty.
Can a house painter do my roof?
Roof work needs different prep, different products and proper height-access safety. We treat it as a specialist job with its own line-by-line quote — not an add-on to an exterior repaint.
How long does a roof restoration take?
A typical single-storey roof is 3–5 days depending on the clean, the rust and the weather window. We schedule it around dry days.
Do you spray or roll the roof?
Roof membranes are usually sprayed for an even film build, with cutting-in by hand at edges and flashings. Spraying needs proper masking and wind conditions — we factor both in rather than spraying on a gusty day and overspraying your neighbour’s car.
Do you fix broken tiles and ridge capping first?
Yes — repairs come before colour. We replace cracked tiles and re-bed and re-point loose ridge caps as part of the restoration, because coating over failing bedding just seals in the problem. Any replacements are listed on the quote.
How long does a roof coating last before it needs redoing?
A correctly prepped and recoated roof system generally holds for a decade or more, depending on exposure and the original surface. The lifespan lives in the clean and the primer — a coat sprayed over a dirty or rusty roof is the one that fails early.
